5 differences between a townhouse and villa in Marbella 

1. Style

Most of the villas for sale in Marbella are detached properties, with either one or two floors and a sizeable outdoor space. They’re standalone buildings, that are luxurious, spacious and designed to house just one family.

By contrast, townhouses tend to be either semi-detached or terraced structures. They’re built as part of a multi-property complex – intended to home several families – and sometimes have a small private garden.

 

  1. Size

One of the key differences between a house and a villa in Marbella is their size.

Although most townhouses in the area are large and spacious, they tend to have a maximum of 4-5 bedrooms. This makes them a great option for couples and small families.

Villas, on the other hand, are usually much bigger. In fact, they’re often palatial. Some of the villas currently for sale in our portfolio have 10+ bedrooms and are situated on expansive landscaped plots, measuring around 7000m2 or more. As a result, they’re perfect for larger families, or clients who wish to invite their extended family to stay on a regular basis.

3. Facilities

Both villas and townhouses in Marbella tend to be located in exclusive gated communities, with 24-hour security. But these communities differ in terms of the on-site facilities available.

For example, whilst townhouse residents are typically given access to a range of communal amenities – shared with the neighbours – villas are much more private. They usually benefit from a private swimming pool, set in their own personal landscaped gardens. And some even have tennis courts, gyms, and other bonus features that are for the sole use of the proprietor.

 

 

  1. Privacy

As they are typically detached properties on a large plot of land, villas are very private with garden and pergolas. They make it very easy to escape the hustle and bustle of Marbella and relax as a family – in the privacy and tranquillity of a secluded garden.

Townhouses in Marbella, on the other hand, are usually part of a multi-property building. And as the on-site facilities are often communal, they don’t offer the same level of privacy for residents.

 

  1. Price

Whilst most properties for sale in Marbella can be found at the higher end of the price scale, you’re likely to notice a distinction between townhouses and villas in terms of their average cost. And this is mainly due to the differences outlined above.

A luxurious 4-5 bedroom townhouse will generally be priced under the €1,000,000 mark. Whereas, depending on their size and features, villas in Marbella can cost anywhere between €200,000 to several million euros or more.
